One Bayfront Plaza is an approved skyscraper to be built in Miami, Florida in the United States. If completed, the building would stand at 1,049 feet (320 meters), with 70 floors.[3][2] One Bayfront Plaza would primarily consist of offices, but also would include a retail mall on the lower levels. The entire project consists of over 2,000,000 square feet (200,000 m²) of Class A office space. In addition, One Bayfront Plaza has the distinction of being the first skyscraper over 1,000 ft (305 m) to be approved in Miami.

One Bayfront Plaza is a part of the 100 South Biscayne complex. The development is also planned to include an adjacent 850-room hotel tower referred to as One South Biscayne II. Both buildings in the complex have a scheduled groundbreaking in 2011, and will likely be completed by 2015.

One Bayfront Plaza was originally proposed as a 1,180 foot (360 m) office and hotel tower.[4] The design included 2,100,000 square feet (200,000 m²) of office space, a 650-room hotel and a 3,000-lot parking garage.[3] However, due to the height limits for buildings in downtown Miami and the possibility of interference with aviation traffic going into and coming out of Miami International Airport, it seemed unlikely that the building would be approved at that height.[5]

In July 2007, a revised design of the building was released. The new design scaled back the height to 1,049 ft (320 m), but the floor count of the building remained at 70.[2] The major feature of the new design was the incorporation of a separate hotel building to be located adjacent to the tower. The revised design was subsequently approved by the City of Miami on July 25, 2007.[1]

One Bayfront Plaza will be located at a waterfront site along Biscayne Boulevard, overlooking both Biscayne Bay and Bayfront Park. The new design of the tower incorporated fluid dampers used to absorb wind gusts and create energy efficiency for the skyscraper.[1] Due to these new features, One Bayfront Plaza meets LEED Green standards, and will likely be receive a "silver" pre-certification from the United States Green Building Council.[3]

The groundbreaking of One Bayfront Plaza is scheduled to take place in 2011.[3] The late construction date is mostly because a 21-story building, One Biscayne Plaza, already exists on the 100 South Biscayne site, and must be demolished before construction can begin. The Florida East Coast Realty Group, the building's developer, estimates that the building will take no more than 3 years to complete, with an estimated opening sometime in 2015.[3]

With a planned height of 1,049 feet (320 m), One Bayfront Plaza will likely become the tallest building in Miami upon completion. The tower is also the only building planned to rise over 1,000 feet (305 m) that has ever been approved in Miami.[2] One Bayfront Plaza would surpass the 789 foot (240 m) Four Seasons Hotel Miami, which is currently the tallest building both in Miami and the entire state of Florida, by 260 feet (70 m).[6] It is the one of the few office towers currently proposed for the city, and would surpass the 764 foot (233 m) Wachovia Financial Center as the tallest office building in the city and the state upon completion.[7][3]

100 South Biscayne II is the name of the proposed hotel tower which would be located adjacent to One Bayfront Plaza. The tower is planned to rise 824 feet (251 m),[8] and will consist of an 850-room 4-star hotel with a 112,000-square-foot (10,400 m²) convention center.[1] The hotel will have the distinction of being the first hotel in Miami built north of the Miami River in 25 years.[3] In addition, if completed, 100 South Biscayne II would stand as the tallest all-hotel building in the city. Like One Bayfront Plaza, the building is planned to rise 70 stories. Upon completion, it would stand as one of the tallest buildings the city, surpassing Miami's current tallest building, the Four Seasons Hotel Miami. 100 South Biscayne II was also approved on July 25, 2007, and groundbreaking is scheduled to take place in 2011. The complex that consists of both One Bayfront Plaza and 100 South Biscayne II is referred to as 100 South Biscayne.[9]

The 100 South Biscayne complex is also planned to include 112,000 square feet (10,400 m²) of retail space on its lower levels.[10] This includes a two level shopping mall, as well as a sidewalk marketplace. Retailers are planned to be located throughout the lower levels of both towers in the complex. The new retail complex is planned as a continuation of the existing retail development found at the Bayside Marketplace, and will serve as one of several new shopping destinations for the four million cruise ship passengers that visit Miami annually.[3]

Both towers and the retail development are planned to be connected to the Bayfront Park Metromover Station by a pedestrian bridge.[3] The station is located adjacent to the 100 South Biscayne site.
