East Garfield Park is a community area located on the west side of Chicago, Illinois, USA. It is part of the Chicago West Side area. Located directly in the path of gentrification heading westward from the loop, East Garfield Park has been named one of America's most "up and coming neighborhoods" in the March 6, 2007 issue of Business Week.[1]
Since the housing downturn, however, the gentrification of East Garfield Park has largely stalled, leading to the complete erasure of housing price appreciation gained by the speculators only a year before. The area has also been hit particularly hard by foreclosures. [1] This has led to many upscale condominiums remaining on the market for many months without prospective buyers, leaving owners no choice but to take a loss and convert them into apartments. [2] Gang-related crime remains rampant in the area, and is seen as being on the increase per the latest statistics compiled by the Chicago Police.
