Cherry Orchard Road is a road and planned high-rise building in East Croydon, London. The street is part of the longer A222 road for all of its length. This road carries on to Old Bexley and passes a major junction with the A20 dual-carridgeway to Central London and Dover, and the A21 road with connections with Hastings and Lewisham.
The road joins Addiscombe with East Croydon, and is a vital link to the major transport interchange of East Croydon station where there are overground services and Tramlink services on all routes. The station provides mainline services from Southern, Southeastern, First Capital Connect and CrossCountry, formerly Virgin Trains. These train operating companies provide services to the South Coast, Bedford, Manchester, Luton and Luton Airport, Gatwick Airport, and fast services to London Victoria and London Bridge. There are also tram services from East Croydon eastbound to New Addington, Elmers End and Beckenham. It is also the closest Tramlink stop for westbound services. From here there are trams to Wimbledon station on route 3 for connections to the London Underground, and on route 1 and 2 services terminate at West Croydon station for trains to Sutton and slow trains to Central London as well as London Overground services from 2010. There is also a bus station at West Croydon with buses on the northbound corridor and the rest of the borough.
The Cherry Orchard Towers is a planned high-rise building next to East Croydon station and part of the Croydon Vision 2020 regeneration plan for the London Borough of Croydon. The mixed-use scheme will total approximately 93,000 sq m (1 million sq ft) of new, state-of-art accommodation. Of the total area, some 70% will be residential accommodation, with the remaining 30% being of mixed commercial use, including offices and retail. Critical to all proposals around East Croydon Station are improvements to transport interchange. No project, including the Croydon Gateway plan, has yet to deliver the necessary funds for significant enhancements.
The NLA Tower stands at the end of the road on an island in between a roundabout. It is currently the tallest skyscraper in the town and is occupied by AIG.

The Cherry Orchard Road Towers is a planned future high-rise building next to East Croydon station, originally to be finished by 2018 but after a series of complications pointed out by Menta, the client, about the architecture of the buildings designed by Make and engineered by Knight Frank and GL Hearn have lead to it being postponed until 2019 with construction ending in 2023. It will improve transport links between the station and the road by adding a proposed station plaza with shops, restaurants and bars at ground level, which will link existing bus, taxi and tram services with East Croydon station. A number of crystalline towers in a light, permeable crescent shape will complement other existing buildings in the area including the NLA Tower and the Addiscombe community to the north east.
The proposals include the relocation of the Royal Mail sorting office to brand new premises on a nearby site on Cherry Orchard Road, maintaining the mixture of commercial and residential property that type flies the surrounding area.
The proposed development will provide dramatic regeneration to an area on Cherry Orchard Road, and is additionally set to transform East Croydon station into one of the leading commuter transport hubs in London. Four new towers a public plaza and a new urban park will form the main focal point of the development which will complement and help bring forward the rejuvenation of East Croydon Station. The buildings will be designed to respond to the environment at different times of the day and the seasons throughout the year. Menta, the development company have employed MAKE Architects and planners GL Hearn to develop plans for the site on Cherry Orchard Road. The development is in its early stages, but is likely to include a new station plaza with shops, restaurants and bars at ground level uniting existing bus, taxi and tram services with East Croydon Station. Above street level will be office space and a mix of private and affordable residential dwellings. Menta are seeking the views of Croydon Council as the proposals develop. The development is being designed to enhance and complement the surrounding area, responding to the public realm and Croydon’s existing skyline. MAKE Architects are working up plans in accordance with Croydon’s Unitary Development Plan and 2020 Vision plans. Sustainable architecture will be key throughout the development and a number of sustainability initiatives are being examined.[1]
The scheme could provide an additional 2,500 jobs to the borough with the total cost of the scheme currently around the £500m mark.[2]
